What is my commercial property worth?
The honest answer: what the evidence supports. We provide a broker opinion of value built from closed comparable sales, the active competition your property would face, and income analysis — not an inflated number designed to win your listing. If our number is lower than another broker’s pitch, ask both of us to show our comparables. That conversation tells you everything.
Should I sell now or hold?
Sometimes holding is the right answer, and we’ll tell you so. The decision turns on your basis, your debt terms, the property’s remaining upside, and what you’d do with the proceeds. We’ve advised owners to wait, to refinance instead, and to sell a different asset first. A brokerage that only ever says “sell” is telling you about its incentives, not your property. How long does a commercial sale take in Las Vegas?
Properly priced properties typically go under contract within a few months, with due diligence and closing adding 30 to 90 days depending on financing and property complexity. Mispriced properties sit — and market time itself erodes value, because buyers read a stale listing as a problem listing. This is another reason evidence-based pricing on day one matters.
What about a 1031 exchange?
If you plan to exchange, the clock and the rules are unforgiving — 45 days to identify, 180 to close. We coordinate the sale timeline with your exchange requirements and can represent you on the acquisition side as well, so both legs of the exchange move together instead of against each other. And if what you actually want is to keep the asset but lose the day-to-day burden, that’s not a sale question at all — it’s what our property management practice exists for.
